
The Senioriales are sold Off Plan.
This means that you are buying something that is not yet
built
or is part built depending on what stage the development
is at.
You will be able to choose your plot and view designs and
photographs of the residence. You will also be given the
opportunity to visit one of our finished residences, so
that you can
really get a feel for the whole thing in the flesh.
Why buy Off Plan
Buying off plan has many advantages, the two most appealing
being the use of a brand new property and a good chance
of immediate financial rewards thanks to a capital gain
whilst the property is being built. It is for these wtwo
reasons why this type of property acquisition has been
popular with investors for many years. But today, private
buyers are given the opportunity to take advantage of
purchasing New Build products, so that they too can benefit.
Once you have chosen your plot and villa, the next step
is to sign a Contrat de Réservation.
Contrat de réservation (Pre-contract)
The buyer will usually pay a deposit of around £2100
at this stage and the property is taken off the market.
If you are to buy a property with the help of a mortgage
it is vital that there is a “subject to mortgage” clause
in the pre-contract to protect yourself.
Once the pre-contract has been countersigned at our head
office in Toulouse, it is sent to the buyer, who is granted
a 7 day cooling off period from the day after receipt of
the contract at their home. At any time during this period
he or she has the right to withdraw without paying any
penalties.
Acte de vente (Deeds)
This will normally take place at the same time as the work
begins on the development. The “Acte de vente” is
the final contract and is the equivalent to the “property
deeds”, the buyer must ensure that the deposit
is paid in full to the Notaire. The rest of the funds
are paid in stage payments as the building progresses,
if there is a loan the bank will make payments to the
Notaire directly. Once the Deeds are signed, title transfers
to the buyer.
